How we estimate pool cost
Pool pricing doesn't scale on one number, so we build it up additively. The base shellis a fixed cost for equipment, plumbing, and permits, plus a per-square-foot rate for the finish and dig that we scale by your footprint, your state's labor rates, and a depth factor.
We then apply a sitework multiplier for excavation difficulty (a sloped or rocky lot costs more to dig), and add each selected feature — heating, decking, a spa, saltwater, automation, fencing, and more — as its own line. The headline range is the midpoint ±15% to reflect contractor and seasonal variation.

- After the shell itself, the biggest line items are decking square footage, an attached spa, heating, and a difficult excavation — a sloped lot or rock can add 15–40% to the dig. Each feature is itemized in the breakdown so you can see exactly what it costs.
- Does the estimate include the patio, fence, and landscaping?
- You can toggle decking and safety fencing in the calculator, and fencing is priced from your pool's perimeter. Landscaping, retaining walls, and permits beyond the basics vary widely by site and are not included by default.
