Each figure is a full 400 sq ft pool at 5 ft average depth on flat, easy-access ground with no add-ons; heaters, decking, screens, and water features are priced separately in the calculator. The “typical” column is a gunite build at mid-range.

Methodology & sources

Every figure is computed with the same engine that powers our pool cost calculator, so the report and the tool can never disagree. The base shell price per pool type is adjusted by each state's regional installed-labor multiplier; swim season and local power shape running costs.

Sources: PHTA (Pool & Hot Tub Alliance) construction benchmarks, material & labor pricing surveys, and local permit references — see the methodology and data sources pages. Prices exclude decking, heating, and site-specific extras.
