Fiber Cement Siding Cost in 2026 (Hardie Board)

Fiber cement — the category James Hardie owns so thoroughly that homeowners just say "Hardie board" — costs $5 to $14 per square foot installed in 2026, or $500 to $1,400 per square. Run our reference two-story house through the engine and it lands at $17,600–$49,300 for the siding job (mid ~$31,700), or $19,900–$55,500 once the old siding comes off (mid ~$35,500). That's roughly $7,000 more than vinyl on the same walls. Whether that premium is money well spent is a climate question, and the honest answer isn't the same in Mississippi as it is in Kansas.

What the rate covers

Siding is quoted per square foot installed — material plus labor — and ordered by the square, which is 100 sq ft of coverage. These are the 2026 rates in the dataset behind our siding cost calculator:

The installed rate already carries housewrap, starter strip, corner trim, flashing, and fasteners. It does not carry tear-off, the permit, or anything the crew finds behind the old siding.

The typical two-story house, line by line

Our reference home is the same one every state page uses: a 150 ft footprint perimeter, 19 ft grade-to-eave walls, a gable roof, 12 windows, 2 doors, and a garage door. The takeoff runs 2,850 sq ft of wall plus 225 sq ft of gable triangles, minus 200 sq ft for openings (our model returns only 75% of an opening's area — trim and cut waste eat the rest), for 2,875 sq ft net. Add the 12.5% average waste factor and you order 3,234 sq ft — 32.3 squares.

Prefinished or primed: decide before the order

Fiber cement ships two ways, and this is the choice with the longest tail. Primed board arrives ready for a painter, which is the cheaper invoice today and the more expensive decade — fiber cement wants recaulking and a repaint roughly every 10–15 years, per This Old House. Prefinished board (James Hardie's ColorPlus is the volume version) is baked on at the factory and carries a 15-year limited finish warranty covering paint and labor, on top of the transferable 30-year non-prorated substrate warranty. Our recommendation is unambiguous: on two stories or taller, buy prefinished. You're not just buying color, you're buying out of a scaffolding bill. Go primed only if you want a color nobody stocks, or you genuinely expect to change it.

One thing to hold your crew to either way: cut ends must get touch-up paint or sealer before they go on the wall. Raw edges wicking water is the most common early failure on an otherwise clean install.

Why it wins where the weather is violent

Fiber cement is sand, Portland cement, and cellulose — it doesn't melt, doesn't feed termites, and doesn't dent. That matters unevenly across the country, and our own state notes say so. In Kansas, "siding here gets tested by stones that total roofs, so impact rating is the first specification, and the insurance-claim cycle drives much of the replacement market." In Louisiana, "the hardest test in the Lower 48 for wall cladding: extreme humidity, torrential rain, hurricane wind, and Formosan termites that chew through untreated wood." In Illinois, our note calls impact-resistant fiber cement "a rational upgrade" outright.

James Hardie also formulates for climate rather than shipping one board nationwide: the Hardie Zone system splits the country into HZ5 (freeze-thaw, snow, big seasonal swings, with a drip edge for water management) and HZ10 (hurricane wind, salt air, humid heat, harsher UV). Read the bid for the zone code. A quote that names the wrong one is a quote from someone buying whatever the yard had.

The labor story: 2.5 pounds a square foot and a silica rule

Fiber cement weighs about 2.5 lb/sq ft against vinyl's 0.5 — a two-person lift on every plank, carbide or diamond blades to cut it, and a slower pace. Our data puts labor at 50% of installed cost for fiber cement versus 55% for vinyl, which looks like fiber cement is the lighter labor job until you do the arithmetic: 50% of $9 is $4.50/sq ft of crew time, against 55% of $7, or $3.85. The share fell; the bill went up.

There's a regulatory cost buried in there too. Cutting fiber cement releases respirable crystalline silica, and OSHA's Table 1 under 29 CFR 1926.1153 requires handheld saws cutting fiber cement board to run a commercially available dust-collection system with a filter of 99% efficiency or better. A crew shearing board or running a dust-collecting saw is doing the job correctly and pricing it accordingly. A guy dry-cutting with an abrasive blade in a cloud is not cheaper — he's uninsured against a problem you'd rather not host on your driveway.

When vinyl is still the smarter buy

The premium is real and it isn't small: $31,651 versus $24,666 at mid on our reference house, or about 28%. Skip fiber cement if you're in a mild, low-hail climate, if a move inside ten years is plausible, or if the elevations are cut up — our engine adds 20% for complex facades and pushes waste to 17.5%, and every one of those cuts is slower and dustier in fiber cement than in vinyl. Honest scope on all of the above: these numbers estimate wall area from your footprint, and they exclude hidden rot, sheathing replacement, and structural repair found at tear-off. That's the classic change order on a fiber cement job, and no per-square-foot rate contains it.
